Arlington VA vs Falls Church City: Which Is Better for Families in 2026?

Arlington or Falls Church City. It is one of the most common questions we hear from families looking for a home to grow into. And most agents give you the same wishy-washy answer. “They are both great!” Helpful. Super useful. We are going to tell you which one actually wins. And it comes down to one thing most people get wrong.

So whether you are coming in from DC, already live in Arlington and looking to upgrade, or relocating from out of state, this one is for you.

- Schools: Falls Church City gets the slight edge per outside sources like GreatSchools.org and Niche. North Arlington schools are also excellent, rated 7 to 9 depending on the neighborhood.
- Price: Roughly a tie. Family-sized new construction runs $1.8M to $2.5M+ in FCC and $1.8M to $2.8M in North Arlington.

- Our honest take: If schools are the only thing that matters, FCC. If you want excellent schools plus better commute, taxes, parks, and inventory, North Arlington.
The Setup: A Common Move-Up Scenario
You have a growing family, a dog, maybe a kid or two, and you are ready for your long-term home. You have done the research. You have narrowed it down to two places. Arlington and Falls Church City.
Two miles apart. Two completely different decisions. And once you get in the weeds, it is way harder to choose than it looks on paper. Let us break it down. Five rounds.
Round 1: Schools
Falls Church City gets the slight edge on schools based on outside sources. FCC runs its own school district, which is rare in Virginia, and it is consistently ranked one of the top districts in the state by organizations like Niche and GreatSchools.
Per GreatSchools.org today: Oak Street Elementary is a 7, Mary Ellen Henderson Middle is an 8, and Meridian High is a 9. Mt Daniel, the K through 2 school, is unrated but highly regarded locally. Always confirm current ratings before you buy.
North Arlington has excellent schools too, with most schools ranking 7 to 9 on GreatSchools.org depending on the neighborhood. Neighborhoods like Westover, Yorktown, Williamsburg, and Donaldson Run sit in highly rated school clusters. But based on how outside organizations rank these districts overall, FCC has the slight edge.
Round 1: Falls Church City.
Round 2: Price and Supply
Here is where it gets interesting. In Falls Church City, the median sales price is around $1 million. But the homes families actually want, new construction with four or five bedrooms, run $1.8M to $2.5M and up.
In North Arlington, that same home runs $1.8M to $2.8M. So the price is closer than people think.
Now here is the part no one talks about. In 2025, Arlington had 2,319 home sales. Falls Church City had 171. One seventy one. That is the entire city for the year. So if you have your heart set on Falls Church City, you need to understand the supply is razor thin. Homes sell fast. If you blink, you miss it. In Arlington, there is actually inventory to work with, and we often have access to off-market new construction homes before they hit the public market.
Round 2: Tie on price. Arlington wins on options.
Round 3: Property Taxes
Property tax is a detail nobody talks about and everybody should. In Falls Church City in 2026, the rate is $1.185 per $100 of assessed value. Arlington County is roughly $1.03 per $100.
So on a $1 million home, you are looking at about $11,850 a year in FCC versus around $10,300 in Arlington. Fifteen hundred bucks a year. Doesn’t sound like much, but over 15 years, that is more than $20,000. Something to factor in when you compare offers on similar homes in both markets.
Round 3: Arlington.
Round 4: Commute and Metro
Both markets have Metro access. Falls Church City has two stops, East Falls Church and West Falls Church. Arlington has the Orange, Silver, Blue, and Yellow lines running through it with multiple stops across every major neighborhood, including Ballston, Clarendon, Rosslyn, and National Landing.
If you are driving to DC, Arlington is closer. 15 minutes from most of North Arlington. FCC is 20 to 30 depending on traffic. That ten minutes each way is an hour a week. Fifty hours a year. That is a vacation you are giving up to save on a house.
Round 4: Arlington.
Round 5: Lifestyle, Parks, and What Is Coming
Falls Church City has a small-town feel. Two square miles, a weekly farmers market, local restaurants, a Whole Foods, and a real sense of community. You see your neighbors at the grocery store every single time. Hope you like them. A lot of exciting development is also happening right now. Founders Row is already changing the energy, and the West Falls development is going to be huge when it is complete.

And here is the one most people miss. Arlington Parks and Rec blows FCC away. It is not a knock on FCC, it is just math. Arlington is bigger, has a bigger tax base, and reinvests it back into the community. The playgrounds, the sports leagues, the community centers, the programming for kids, it is in a different league. If your family basically lives at the park on weekends, that matters.
Round 5: Depends on what you value, but Arlington wins on resources.
Our Honest Take: Which One Actually Wins?
After doing this a long time in both markets, here is our honest take.
If schools are literally the only thing that matters and nothing else comes close, Falls Church City. Accept the lower inventory, the higher taxes, and the longer commute.
If you want excellent schools, a shorter commute, better parks and recreation, more to do, and way more homes to actually choose from, North Arlington wins. Westover, Yorktown, Williamsburg, and Donaldson Run are where most of our clients land. And they don’t regret it.
The mistake we see families make? They pick the school first and forget they also have to live there. For 15 years. Your kid is in school seven hours a day. You are home the other seventeen. Pick a place you actually want to be.
