Westover, Yorktown, and Williamsburg are three of the most searched neighborhoods in North Arlington, and it’s easy to see why. They’re close to each other on a map, they all feed into school clusters rated 8 or 9 on GreatSchools.org, and the price ranges overlap. From the outside they can look almost interchangeable. They’re not.
We work in these neighborhoods every week and the families who land in the wrong one almost always made the same mistake: they picked based on price or proximity without knowing what actually makes each neighborhood different. These three questions fix that.

Question One: How Much Does Walkability Matter to Your Daily Life?
If the answer is a lot, start with Westover. There is a farmers market every Saturday that half the neighborhood turns out for. Not because it’s trendy. It has been there for decades and people actually know each other. Add walkable local restaurants, coffee shops, and the kind of street energy that feels more like a neighborhood than a suburb, and you have something rare in this part of Arlington.
Westover also tends to come in at a slightly more affordable price point than Yorktown and Williamsburg, with homes ranging from $1.2M to $2.2M. For families stretching to get into North Arlington without hitting the top of their budget, that difference matters. Schools here are rated by GreatSchools.org at Cardinal Elementary an 8, Swanson Middle a 6, and Yorktown High a 9. Commute to DC is about 15 minutes.
If walkability is nice but not a dealbreaker, Yorktown and Williamsburg both deserve a serious look.
Question Two: Is New Construction on Your List?
If you want a brand new home, focus on Williamsburg. The lots there are prime for building and you will find more new construction options in this neighborhood than almost anywhere else in North Arlington. Builders know it. Buyers know it. The school cluster is rated 8s and 9s across the board on GreatSchools.org, with Nottingham and Discovery Elementary both an 8 depending on your exact address, Williamsburg Middle an 8, and Yorktown High a 9. Homes range from $1.8M to $3M.
One thing we always tell buyers in Williamsburg: verify your exact address for the school feed before you fall in love with a house. Nottingham and Discovery are both strong, but your address determines which one you are zoned for. Do not assume.
If new construction is not the priority, that opens up Westover and Yorktown considerably.
Question Three: Do You Need Metro Access Every Day?
If daily metro access matters, Westover is the strongest fit. About 15 minutes to DC, close enough that you do not feel the distance.
Yorktown sits further from the metro, but here is what most buyers do not realize until they visit: you are right by Lee Harrison Shopping Center. Grocery store, restaurants, everything a family needs within reach of the neighborhood without getting on a highway. It is a different kind of convenience, and for a lot of the families we work with, that tradeoff is completely worth it. Especially when the school cluster rated by GreatSchools.org is Discovery Elementary an 8, Williamsburg Middle an 8, and Yorktown High a 9. Homes range from $1.6M to $2.8M, with bigger lots and more new construction than Westover.
If metro access is not part of your daily routine, Yorktown opens up in a way most buyers never give it a chance to.
